The First Tender

On 28/04/2012, nice Saturday, Jenny and me went to Warrick Farm for the appiontment to see our first tender and plan.

Base Price: $273,650.00

Total Site Costs: $34,540.80.  Including:
  1. Total Fixed Site Cost: $16,540.80
  2. Provisional Site Cost: $18,000.00 ($14,000 for storm water protection, $4000 for traffic control)
Statutory and/or Council Requirments: $18,349.00

Customer Options, Variations & Promotions: $82,246.00.  Including:
  1. The Gold Mansion Package: $5,990
  2. High ceiling 2740mm for both floor: $7,279
  3. 6500mm*9500mm 2 bedroom attached Granny Flat, 2740mm high ceiling, the Mansion Package, Fire rated party wall: $57,370
  4. 1000mm extension to the Home Office to align with Granny Flat: $1,755
  5. 3300mm*4400mm Alfresco: $7,387
  6. Moroka finish to the front Balcony/Paraper walls of the house: $2,465

Total Price to Build (including GST): $408,785.80

House Front
 
 
There is a underground storm water drain easement at rear of our house. It is not allow to build any building above it. According to the Housing Code, our house front setback is calculated by Masterton homes as 7.5m. So we only can build the Granny Flat attach to the main house not individual. Also add cost of the concrete piering, sewer encasement to protect the storm water easement, which is lots of money $14,000. 
 
 



Contour Survey
 
We would think about the intial plan and replay late. We looked the Santorini display house again. Then noticed another light colour house called Villina. We were impressed.
